Do LESS and make MORE! Now let me add one caveat here; I am not suggesting for one minute that you should kick off your shoes, grab a large bag of potato chips and spend the best part of your life sprawled out on the sofa watching your favorite sports team or reality show on the BIG screen TV! I have had similar conversations with my own son, Jordan. The first time he heard me mention this concept it tweaked his interest. I wonder why? You guessed it! He thought…“ah, ha, I can be LAZY and make MONEY, what a novel idea!” However, I was extremely quick to point out that I was NOT referring to the fact that he should become LAZY in order to make money. That was obviously the concept he was hoping to hear. SORRY to burst your little bubble Jordan! The first time I heard this I thought exactly the same thing. What do you mean, Do LESS and Make MORE! How can that be possible? I kind of liked the idea of the concept, so I explored the idea a little further. However, it did not take me long to understand what was really behind the message. It’s not how HARD you work…it’s how SMART you work! As a result of applying this relatively simple strategy, I am now able to make WAAAAAY MORE MONEY, by doing WAAAAAY LESS! So you are probably confused…Right? What I am suggesting you do is surround yourself with a competent team of individuals and create SYSTEMS for everything that you do. It's really that EASY! The reason I am able to Do LESS and Make MORE, is due to the fact that I have created SYSTEMS for EVERYTHING that I do. I have also surrounded myself with a competent team. I like to refer to some aspects of my business as being on “Auto Pilot”. That’s right, some aspects of my business literally look after themselves, with very little or no effort from me or my team. I can be on the beach in Costa Rica or sitting on the sofa watching my favorite TV show with my wife. SYSTEMS provide me with the luxury of choosing where I want to be, doing what I want to do! I will provide you with an example: One of my (Lease To Own) Real Estate Investing businesses provides my prospects (clients) with the opportunity to view my houses on their own. That’s right…I provide them with access to the property and the opportunity to spend as much time in the property as they wish. Sounds kind of CRAZY, doesn’t it? Not really! This is a great marketing strategy and one that we refer to as our “No Pressure Sales Approach”. However, this is not the main reason why we do this. In the early days, I used to personally drive to my properties and meet the prospects. All too often a sale was not made! Sometimes they wouldn’t even turn up! That’s right, they would make an appointment and they wouldn’t even have the common decency to show up! Go figure! Sometimes they turned up and from their body language it was easy to tell that they didn’t like the neighborhood, the colour of the siding or some other stupid or crazy thing…and that was before we even walked in the front door of the house! What a colossal waste of time! The straw that broke the camels back! On one particular occasion, I drove 40 minutes to meet a family that didn’t like the house! Not a big deal in itself. I drove back to the office, but not too long after I returned, the phone rang again and low and behold, I was off to the same house yet again! You guessed it…they didn’t like the house either! As a result of wasting almost half a day of my extremely precious and valuable time and with no real success, I incorporated a completely new SYSTEM! I placed one of those relatively cheap ($60.00 Home Depot) lockboxes on the front doors of all my properties. I staged the properties with a few (inexpensive) decorations, just to make the house look pretty, warm and inviting. I placed a sign on the property that provided a telephone number for prospects to call. When they called enquiring about the property I scheduled a pre-arranged viewing time. The prospect was directed to call when they reached the house at the pre-arranged time. At this point I provided them with the lockbox code. They were now able to enter the home and take as much time viewing it as they wanted, with absolutely NO PRESSURE! All they had to do was call me back when they were done in order to confirm that the doors were locked, the lights were out and the key had been placed back into the lockbox. RISKY you may ask? NOT at ALL!! The fact of the matter is…I have NEVER lost one single piece of staging while conserving the one resource that is NOT recoverable…my PRECIOUS and extremely VALUABLE time! This SYSTEM is so effective that I have even provided access to properties while on vacation and zipping across the Shuswap Lake in beautiful British Columbia! I have provided many prospects with the opportunity of viewing my homes, and I NEVER have to leave my office chair! My SYSTEMS are so effective that I have purchased many, many properties in cites and towns all over Canada. I have qualified prospects without ever meeting them personally! Many of the houses I have purchased I have and will NEVER see! Many of my Tenant/Buyers I will NEVER meet! So What! The properties I purchase…fit my SYSTEM. The Tenant/Buyers I have and continue to qualify…fit my SYSTEM! It really is…that SIMPLE! This is just one example of the awesome power of building and incorporating creative SYSTEMS into my business and my daily life! You CAN and SHOULD do it too! Do you value YOUR time?
